305 Main St., Redwood City, CA — also known as the “Brugger Building” after its owner — is a three story, 55,000 sq. ft., office building conceived as the centerpiece for the ongoing redevelopment of the older part of Redwood City, west of Highway 101.

Several challenges were addressed in the design of this building including very tricky soil conditions, an oddly shaped lot, and a tremendous push from the marketing stakeholders to get it out of the ground quickly in order to take advantage of the hot rent market.

Built on the combined sites of a former auto dealership and motorcycle repair facility, the building is a good illustration of the highest and best use when owner, city and architect on are on the same page with good communications and clear goals.
